Escrow

Escrow is a neutral third party, usually a title company or attorney, that holds money and documents during a sale and releases them only once every condition of the contract is met. Earnest money sits in escrow until closing, and the escrow agent also handles the paperwork and funds that pass between buyer and seller at the closing table.

Why it matters

Money held in escrow is protected from either side of the deal until the sale actually closes.
